HOT WATER BOILER CLEAN & SAFETY INSPECTION
  1. BOILER PRESSURE Check temperature pressure gauge and adjust accordingly.
  2. EXPANSION TANK Check diaphragm tank for punctures and make sure it expands properly. Drained off if necessary.
  3. PRESSURE RELIEF VALVE Check for proper operation and leaks. Drain accordingly.
  4. CIRCULATING PUMP Lubricate motor and the pump. Check temperature rise.
  5. TEMPERATURE SET POINT Check temperature controller on system. Perform all other adjustments and settings.
  6. AUTOMATIC DRAFT VENT DAMPER: Check damper drive operation and adjust if needed.
  7. BURNERS Clean and adjust.
  8. THERMOCOUPLE Replace if needed.
  9. PILOT Clean and adjust as necessary.
  10. GAS VALVE Inspected & tested for proper operation.
  11. GAS LINE Leak checked from the furnace shut off value to the burners.
  12. SAFETY CONTROLS Check for proper operation.
  13. COMBUSTION AIR OPENING Check for blockage or restriction combustion air openings.
  14. INDUCER MOTOR ASSEMBLY Lubricate wheel and inspect to insure proper removal of flue gases, if applicable.
  15. FLUE PIPE Inspect for pipe corrosion or leaks.
  16. FLUE DRAFT Check to assure boiler is drafting properly.
  17. FLUE LIMIT SAFETY will be inspected and tested for proper operation.
  18. PRESSURE SWITCH will be inspected and air tubes will be cleaned.
  19. THERMOSTAT Check and calibrate as required.
  20. CONTROLS Inspect and test.
  21. RELAYS AND CONTACTS Inspect for worn contacts and loose wire connections.
  22. UNIT WIRING Inspect and tighten loose connections to avoid control & motor failure.
  23. HOT SURFACE IGNITOR Inspect for hot spot. Advise homeowner if replacement needed.
  24. BURNER OPERATION Inspect to make sure it lights smoothly. Adjust burner air shutters if needed, to ensure safe, efficient operation.
  25. FLAME RECTIFICATION (on newer boilers) Meter to accurately measure micro amps of current.
  26. MANIFOLD GAS PRESSURE Check for proper pressure to control fuel input to the furnace burners.
  27. SECURE ALL PANELS.
  28. QUALITY INSPECTION Overall inspection and assessment of installation, equipment condition area and clearances.
